      My favorite Talking House story involves clients selling an investment property, which was vacant at the time of listing. They lived next door to the property, and one of the sellers was retired and spent alot of time at home and in the garden.
      He kept a radio at home tuned to my Transmitter and would watch buyers ‘tune in,’ get out of their cars walk around the property and check it out. The ultimate buyers did just this, before writing their contract. My seller’s letter of recommendation reads ‘...nothing like advanced publicity!’
      These clients have been one of my VERY BEST sources of referrals. I have had 3 more transactions with them and plenty of good referrals that have resulted in commissions.

      I had a home located at the end of a long private road. After a summer storm, the road was blocked with several fallen trees. I hired a farmer to cut and clear those trees.
      He checked the house after clearing the road, and listened to my Talking House message. He thought the Talking House was so unique, he brought his wife back the next day.

      ...buyers call me directly! I get the call, and I get to work with them.
      My Talking House message gives me the chance to introduce myself to all the buyers out there. I always include my home phone number so buyers call me directly.

     ...the immediate response we get!  My wife recorded our first scripts, and I went out to place the Transmitters in our listings. 
        Before I got back to our office, we had a buyer come in and announce ‘I want to talk to the lady on the radio about the Talking House at...!'

      ...that it's really very simple!  When I use Talking House I get the lion's share of sign calls.  Talking House has finally solved the problem of how to impress buyers and sellers enough that they actually call me instead of someone else. 
        Talking House gives me more than my allotted ‘15 minutes of fame'  -- 3 minutes at a time, over and over again, every minute of every day.  I have enough ‘ham' in me that I really put on a show on each transmitter.  I use a lot of dramatics to whet the listener's appetite to see the property. 
        I sign on and off each message with my ‘announcer' voice, with ‘This is S-O-L-D Real Estate Radio and I'm Sharon Jebavy, the Silver Service Realtor.'  It works.

        They also hear a short message from the lender that sponsors my 16 Talking Houses and will sometimes call him to get pre-approved before they even call me!  They are truly ‘ready-to-by' buyers. 
        Getting Talking Houses was the best move I've made in 23 years of selling Real Estate!
