Many Talking House users have all the transmitters
they want, paid for by someone else. If you'd like to know how
agents get free transmitters, read the tips they have sent into the
Talking House Newsletters.
I Get My Transmitters Free
“Here’s a way to get lots of free Transmitters. I have signed
up, so far, 5 sponsors. I charge them $180 to sponsor a single
Transmitter for 1 year, and they pay me up front. Those 5 sponsors
have sponsored 7 machines so far. Two sponsors have paid for 2
machines.

next year, since this is just for 1 year. And they all
paid up front, so I don’t spend anything to get the

How to get a sponsor to pay for your
Talking Houses
"I never thought I would
be writing with a sponsor success story. When I first got my Talking
Houses, I tried to get a sponsor. Without success. I simply
mailed letters to couple local companies, and didn't catch anyone.
After a recent Newsletter
story, and a call to you guys for moral support, I sent out another small
mailing. I used the form letter that comes in the Marketing
Handbook. I am happy to report that I'm now being sponsored by a
local insurance agent.
I'll be doing another mailing
in the very near future to get a 2nd sponsor, but for now it's nice to
have a wonderful marketing tool at no expense to me, and we both reap the

"You were right! 90
seconds is not anywhere near enough time. I have signed up FOUR
Sponsors - a lender, a title company, a termite firm and a home inspector.
I give them each 15 seconds on my message. That leaves me 2 minutes out of
3 minutes for the home and a commercial for me.
The Sponsors each pay me $10
per Talking House per month. That's $280 each month for 7 Talking
Houses. That's over $3300 each year. Sponsors pay for these
things almost immediately -- independent of the edge they give me at
listing and selling homes."

"Even before my first 5 Transmitters arrived, I had them paid for.
I just mentioned Talking House to 5

That worked so
well, I knew 5 Talking Houses wouldnt be nearly enough, especially since other
businesses wanted to pay for them! So I ordered another 7 Talking Houses, and signed up
more advertisers.
My typical 3-minute Talking House message
includes about 1 minute of information about the house, a 30 second advertiser commercial,
1 minute about me and Talking House, then a different 30 second advertiser commercial.
Now I have all these companies promoting
me, mentioning me every day to all their customers, and they pay me $100 every 6 months
for the privilege.
By the way, I get lots of calls from buyers
and sellers because of the Talking House, and it helps me get listings, because I offer
sellers something no other Real Estate Agent is
offering them.
I sure am pleased with the Talking House
program. I also use it when I contact "For Sale By Owners" and drop your Blue
Brochure in the mail to them. I stress that Ill market their property 24 hours a day
until its sold.
Last week I picked up listings from two

Thousands of Talking House users have advertisers,
who pay to get a quick mention on their Talking Houses.
But some users are reluctant to ask other business people
for money. So, trade commercials on your Transmitters for referrals. You get a referral,
they get a great commercial.
Suggest to every business person you know the following
program:
"You know lots of people. From time to time,
one of them is going to need the help of a real estate professional to sell their home. |
Because I
provide my listings with the Talking House, they sell faster, and for top dollar. Im
sure youd want your friends to have that advantage, especially since it doesnt
cost them anything extra.
Because so many people love to stop and tune in to a Talking House,
its great advertising for the home. It can also be great advertising for other
businesses.
I plan to put a 20-30 second mention about a helpful business on each
Talking House. Its good info for the home buyer to have, and its great
advertising for that business.
Most Talking House agents charge a lot of money for that mention. Often
$200 or more for the life of the listing. I like to give that advertising away free, to
anyone who refers buyers or sellers to me.
Heres how it works. If you refer a prospect to me who lists his
home with me, I will give you a great commercial on that home until it sells. If you refer
a buyer to me who buys a home from me, Ill put a great commercial for you on another
listing until that home sells.
Everyone who drives by can stop, tune in, and hear about that home. In
addition, theyll hear about you and your special services."
You can give these business owners some of your cards, with a
Talking House sticker on the back to remind them. You can work out with them just what 20
second message they would like as part of your message.
Then, get "one commercial ahead." If theyre
excited, and promise to send you prospects, put their commercial on your next listing. Why
not? By giving a commercial first, for the life of the listing, to each business person
who promises you referrals, you do two things.
First, you build up a "debt" that they owe you. No one likes
to be in debt, so theyll be looking around for prospects for you.
Second, you add credibility. Your units are "supported" by as
many as a dozen or more businesses, so they must be important and effective.
There you have it. Advertisers would gladly pay you for this spot, and
theyll still send you lots of referrals. But if you prefer to trade, this
alternative system works great!
Plus its easy to get started. When you tell potential advertisers
that "youll go first." they know youre for real. You put a mention
on a Talking House for them first, and theyll be scrambling to get you listings and
buyers. Its human nature.
Double your income in 1999
- here’s how!
Most
Talking House agents get paid to use Talking House. If you aren’t
getting paid, it’s time you considered this great program.
LISTEN UP! Sponsors will pay you a lot of
money. And they’ll tell everyone to work with you. Many agents say that
the majority of their business now comes by referral from their
sponsors. Think about that. Professionals pay you money to be your
biggest cheerleaders.
Quick -- try this: Chat with another
business person -- it could be a mortgage broker, a title company, an
appraiser. It might be a lawn care company, a floor covering business, a
carpet cleaner. A home inspector, a moving company -- they all want in.
Tell them that you will put a nice message
on a Talking House for them, exclusively, for 6 months, for just $200.
This is a huge favor to them --that’s great marketing exposure for $200.
And for you, it pays for another transmitter. After 6 months, charge them
another $200. And every day, they’ll be telling prospects to work with
you -- you’re the go-getter with Talking House.
This one technique alone can double your
income next year. Think about it. If you have 10 Talking Houses out there,
that’s $4000 to spend on other marketing.
Plus, you have 10 professionals telling
everyone in town to work with you. Your income will explode. Thousands of
agents already have sponsors. It works!
How to get a quick listing,
and a sponsor. . .

I am so excited! I received my Talking House
Transmitters at 11:00 am on January 13th. I had a listing appointment scheduled for
later that day, and of course I planned on taking a Transmitter with me when I did my
presentation.
We were in the middle of an ice storm, but I had already
rescheduled this appointment once because I wanted to wait until I had my Transmitters to
take one along. So I braved the elements and slipped and slid all the way to my
appointment. |
When I took the Talking House Transmitter out of the carrying case, I could see how
impressed these potential listers were. They tried to mask their enthusiasm, but it was
pretty hard to cover up, and I could see them sharing secret smiles when they thought I
wasnt looking.
Long story short -- I now have a
$300,000 listing!
Before I ordered my
Transmitters, I did some extensive research. I wanted to be sure this was a good marketing
tool.
First, I called a lender, and told
them what I was doing, and asked if they would be willing to sponsor a Talking House.
In less than five minutes, I had
a promise of $750. The lender gets a short message on three of Transmitters for 1 year.
The lender agreed to pay up-front,
so those 3 Transmitters are fully paid for. (This same lender said they would probably
sponsor the remaining four Transmitters too, but if they dont, I have a list of
other interested parties.)
One of the best things that has
happened because of Talking House is that I now have a network of Real Estate Agents to share
ideas with.

"Here's how I get Free Transmitters"
I offer Talking House to all my listings. It's the perfect
re-usable marketing investment. I particularly like it for
two-siding sales.
I present Talking House to
listing prospects as a new, unique technology tool that will improve the
odds that their home will sell faster and for top dollar. And they
love it.
I do a lot to differentiate my
services, in addition to Talking House. But Talking House is
probably one of the easiest of my services for sellers to understand and
embrace. And Talking House lets me get the word out to prospects
about those other things I do.
By the way, my view of the
Talking House technology has changed since I started out 1 year ago!
At first, I expected sellers of lower end properties would be more likely
to want the Transmitter. In fact every seller wants it -- from
$50,000 homes to over $500,000 homes.
I thought 90 seconds would be
enough time for a message. Now I've really learned the value of
longer, more inviting messages -- especially since I've started using your
suggestion to sell time to sponsors.
Speaking of sponsors, I figured
my friends at mortgage companies would want to sponsor my messages.
I knew they would readily agree to advertise, but I almost hated to
approach them, for fear they might feel "put upon."
Still, your idea of having
others pay for these really sounded appealing. What I did was this:
My offer to sponsors was to
give them a 15 second slot on my messages, plus a 1 inch square space on
my flyer, plus a footnote in my bi-weekly display ads ("Special
Financing Available on this Home. Call Sam Someone, CMAC Mortgage,
922-1234") I run the footnote right after my printed property
description and photo for each property the sponsor has signed up for.
My charge is $20 per month per
property. The extra footnote costs me nothing, nor do the taped
messages or space on my flyer. But the sponsor gets lots of extra
exposure. They can't get their name out there any cheaper than that!
And I get my Transmitters paid
for by my advertisers. In less than 1 year, I take in the entire
cost of the Transmitters. And the cash keeps flowing in at $20 per
listing per month, forever.
You have a very good product
and a well managed company of heads-up people -- it shows even
way out here in El Paso. Thanks for all your help.

"I've worked my way up to 13 Talking House, and I've gotten
listings and buyers because of the Talking House program.
The advantage of offering Talking House as I see it is as follows:
1) It helps me get new listings because I can offer what no other
Real Estate Agent is willing to offer (24-hour marketing).
2) I pick up buyers because I am readily available. They are
sitting in front of the house and they are calling me. I go show
them the house, and if they don't like that one, usually I can pick them
up as buyers and go show them other houses.
3) I like being innovative.
But you have to stay on top of it and make it

Builder Tour of Homes, new twist

Last month, we talked about working with builders and sponsors on
a "Parade of Homes." If there is no "tour of
homes" currently being done in your area, design your own
"permanent" tour of homes for area builders.
Make their best projects Talking
Houses free of charge — who could resist. Publish a map in the
paper from time to time showing the tour, and sell permanent
message space on those Talking Houses.

Now you have this working for you all year round, not just a few weekends
a year. This may even work better than the occasional Parade of Homes!
This way, you are the Talking House Tour of New Homes!
Even if the homes are not listed with
anyone, the builders may well give you a seller’s commission when you
bring in a buyer — which the tour should do all the time. And you have
all these constant commercials playing for you every day, bringing you
tons of buyer and seller prospects.
Plus, it allows you to tie up dozens of
businesses as sponsors of YOU, year round. And they pay you every month
for the privilege. They’ll also send you plenty of business.
You can start slowly, adding a few new homes each
month. By this time next year, you’ll have 25 or more homes on your
tour, and your income will be exploding.
$9,000 in 24
hours turned me into a Believer!

The owners of a water front community property wanted me to
list their home at the end of the month, but called in a panic two weeks early. The local
paper had run a huge ad about their elite subdivision and all kinds of people were driving
through their neighborhood. In addition, they just couldnt "wait to see this
Talking thing" of mine.
All my units were out in listings! Id just
ordered more, but they were still on their way. So I borrowed one out of my builders
model home (Talking House got me that listing too), and set it up on the new
listing. |
I had just finished setting it up when a car drove up and stopped. The
owners and I were standing in the dining room, listening to my message. (They had it
playing throughout the house on their intercom system.)
We
didnt want to stand and stare at them, but I just couldnt stand it, so I
grabbed a flyer and went out to the car.
Sure enough, I could hear myself
again on their car radio. I told them I was just setting up when they drove up.
Well . . . they just loved Talking
House, and the listings, and asked if I could stick around and show them the house
they had an appointment to see one 2 doors down.
They came right back, and I showed
them the house. It turned out they were about to list their own $600,000 waterfront home.
They wanted me to come out and talk about marketing their home and bring a
Transmitter!
Now the story gets even better. All
this happened on a Sunday morning. One of the neighbors who had a house on the market
wanted to down size and stay in the neighborhood. She listened to my Talking House, and
called me Sunday night. Monday morning she bought the house, and paid the full list price,
cash. My listing and sale in 24 hrs. My commission came to $9,000.
I always read about quick successes
in the Newsletter Im living proof. Oh, by the way, I also got the $600,000
listing.
Am I a believer? You bet! We have a tough
re-sale market here. Talking House gives me a big edge!
One last thing. I got my first batch of
Transmitters right after I opened my own company. One of my favorite lenders asked what
they could do to help me get started. They sponsored my Transmitters, immediately paying
for half my investment!

"Bank & Radio Station
Promote Me Every Day"
As soon as my first 7 Talking Houses arrived, I wanted to get sponsors.
Not just for the cash-flow, but also the credibility. When you
associate with good companies, it's a good reflection on you.
I picked out two firms that I
thought would be fine to be associated with -- firms that had the right
image. I was happy to find that both were very interested. I
settled on working with Great Western Bank. They have done a number
of extra things for me that Talking House users should consider.
Sponsors are good for more than just cash flow!
First, the Bank pays me $5 per
Talking House per month. They also do up color flyers for each
property, promoting me and the listing. I get enough flyers to hand
out and put out at the listings, and the Bank puts them with their other
flyers right inside the Bank. Bank patrons can get a nice flyer on
any or all of my listings. There's real credibility when Great
Western Bank is promoting you.
Then I thought of contacting a
local radio station. The idea was that the station would get a very
special kind of plug on my Talking Houses. They jumped at it.
Tune-in prospects now hear about the station's real estate show, Realty
Week, on Saturdays, and are urged to listen to the show. After
listening to one of my Talking Houses at 1610 AM, prospects are urged to
click to 1600 AM for the local station. It's just one click!
Pretty neat idea.
They also pay me $5 per month
per Talking House. They had me on that Saturday morning real estate
program, Realty Week, for a great interview. Plus, on Saturday, they
give out the addresses of all my Talking House locations, and urge their
listeners to go drive by!
There's a final twist with the
radio station. They will professionally record my messages.
They can add sound effects, and make them even more fun and interesting to
prospects. They can mix my voice and sales presentation in with the
other promos. It adds another level of quality to the project.
There is great synergy with the
right sponsors. I'm sure there are other businesses who would also
add an extra dimension to an agents promotion. Sponsors are great.

It's been said that,
"if you keep doing what you've always done, you'll keep getting what
you've always gotten." I knew I needed something different in
1997, to take my real estate business to the next level.
I ordered 7 Transmitters in
December. Shortly after the first of the year, a woman (who was
"not even in the market to buy a home") drove by one of my
Talking Houses in a neighborhood where she had always wanted to live.
She stopped and "tuned-in" as I described why this was just the
perfect house she had always wanted.
She called me on Thursday to
arrange a tour. Friday, I showed the home to her and her husband.
Monday, they bought the home -- a double sided sale for me! Since
they had a home to sell, I listed their home on Tuesday, and on Wednesday
one of the agents in our office sold it!
Between the double-sided sale
and the sale of the buyer's home, that one Talking House resulted in over
$10,000 in commissions for me -- 50 Times the cost of that Transmitter.
But it gets even better.
I gave a demonstration to the
Business Network I belong to (it's a leads and referrals group). I
took the Transmitter to the gathering, along with a boom box.
I simulated a
"drive-by" of one of my listings, right there while they enjoyed
their lunches in the banquet room. (Even before the meeting began, several
members said they had seen my Talking House signs and were anxious to
learn more.)
They listened to the message
play over the boom box -- in the middle of the message I had recorded a
special announcement just for them. It mentioned that I was looking
for "sponsors." The message continued, "if this home
sounds interesting to you, just think how interesting your product or
service would sound to every person who tunes in."
Then to illustrate, I mentioned
several of them by name (people love to hear their name on the radio) and
gave an example of how a pitch for their product could be directed right
at these potential customers.
By the time my presentation was
over I had three sponsors who each pay me $99 per month for a 15 second
spot on my 7 Talking Houses!
I know that by "doing
something different" than I've always done in my real estate
business, in 1997 I'll be "getting something different," and

Sponsors add credibility
"I went to a bank I
do business with, to talk about Talking House. Along with my regular
message, I had a nice 15 second message about the bank recorded on my
Transmitter. After I explained the idea to the bank president, he
called everyone in to hear my message.
I decided to do it right, and
actually played the message over the radio. After listening through
a couple times, he said ‘count me in.'
I signed a 1 year deal, where
they buy me more Transmitters, and pay me $480 ($40 per month) to have
their 15 second ‘spot' on my 10 Talking Houses.
The best part is the added
credibility. When I play a message for sellers during my listing
presentation, I always include that 15 second bank promo. Sellers
are very impressed that the bank sponsors my Talking Houses, and are
relieved that buyers can hook right up with the bank for financing.
It makes getting listings even easier!

You Can Make Big Bucks from Sponsors
"A local mortgage company
pays me $99 a month for 10 seconds on 5 of my Talking Houses. I am
working on sponsors for my other 11 Talking Houses, as well as multiple
sponsors for each machine.
My idea is that if one sponsor
pays you $99 for 5 Talking Houses, that pays for the Talking Houses.
If you get 3 sponsors each to pay $99 for 5 Talking House, you've got a
pretty steady income. I could take in $900 a month from my 16
Talking Houses.
And the sponsors add
credibility. It takes a little work, but it's well worth it.
Remember, the only way you can handle 3 sponsors is if your Talking Houses
have extended time (3 minutes). So if you want to take full
advantage of having sponsors pay for your Talking House, and make you
money on top of that, get extended time.

Five FREE Transmitters
By a second year agent with a franchise firm in the Southwest.
Your Sponsor idea just got me 5 Free Transmitters. I was amazed
at how easy it was.
First, I took the sample letter
from the Marketing Handbook, and filled it in. I then took your Video, and
a Transmitter to the General Manager and a Loan Officer of a big Mortgage
Co. (I've given them referrals).
After I played the Video
for them, I turned on the Transmitter and played a sample message.
When the message got to the little promo I had done specifically for the
loan officer, her eyes really lit up.
By the end of this simple
demonstration, they said "Yes!" They just had to check with
their legal department and call me. And legal told them it was just
fine to buy "air time" on my Talking Houses.
They took the deal you suggest
in the Handbook. They'll pay me $99 a month for 12 months to have
their message on my first 7 Talking Houses. I'll give them the 13th
month free. Great exposure for them.
In effect, they are
buying me 5 Talking Houses! And at the end of the 13 months, I
can sell the "air time" again!
Restaurant sponsors
Another good
"sponsor" for your Talking Houses can be a restaurant.
They love to give out 2 for 1 coupons. You can mention on your
Talking House messages that anyone who calls for information off that home
will get a nice coupon for a dinner out.
When prospects call off
the house for the coupon, you get to chat about that property, their
needs, etc. You get their name and mailing address. And maybe
sell them a home, or list their home. Obviously the more homes you
have "talking" the more interest you generate.
Message Tips
*Sponsor messages
When you have a sponsor who
pays you for a brief "plug" on your message, there are several
ways to do your recordings. You can sit down with that sponsor, and
do a "live radio show" give and take. Effective but
time-consuming. You can agree on the 12-20 second wording, and then
you read it during your message, just as a radio announcer reads
commercials. Simple to do, and the sponsor can give you several
different messages to do, so they can test which pulls best.

receive the entire cost of their Talking Houses every 3 months from
sponsors. Why not?
Question:
I want to try Talking House, and sign up a bunch
of advertisers to pay for them and send me referrals -- how do I sign up
advertisers before I have any listings?
Answer: It's so easy, you won't believe it.
Mention it to all the
business people you regularly work with. Mortgage brokers, title
agents, moving companies, carpet cleaners, lawn care people, maid
services, etc.
Promise 6 months of air
time for just $100. You'll put no more than 2 sponsors per Talking
House -- and no competitor. It's a very cheap ad for them, and it
reaches everyone thinking about buying or selling B so everyone moving!
It's not a problem that
you don't have listings yet -- you are offering them 6 months in your
listings, not on the calendar. So the clock is not running when the
machine is not out in a listing.
Tell them it might well
take you 8 months to get them 6 months exposure, but they will get their
full 6 months.
In the mean time, you
now have a growing list of sponsors sending you referrals. 5
Transmitters gives you 10 sponsors, and you're getting paid $2000 per
year. Which is twice what the Transmitters cost you to begin with!
And those 10 sponsors
will send you tons of buyers and sellers. That's
really the key. You get listings because these 10 business people
are mentioning you to everyone they know. They want you to get a
listing, so their message gets on the air ASAP.

Sponsor Tip
*The Agreement
When you sign up a sponsor, you
make some kind of deal. They might pay you monthly for 1 year.
They might buy you more transmitters. They might print up fliers for
you. But what ever it is, it's a good idea to write it up.
Nothing fancy. Just a letter from you to them stating what you think
the deal is.
*Remember...
there are lots of possible
sponsors. If you don't want to use a Mortgage Broker or Title Co,
how about a moving company, an exterminator, a remodeler, a restaurant, an
insurance agent, an appraiser, a home inspector, lawn care company, etc.
Lots of people use those kinds of sponsors with great success.
Bartering Sponsorships

a fun idea. I’ve been trading sponsorship messages on my Talking Houses,
for things I need done! They get a great promotional message heard by hot
prospects, and I get things I need.
I traded 3 months on my 8
Talking Houses to a cleaning service, for a top to bottom cleaning of my
home. I might trade them again for more months, for the cleaning of
client’s homes, which would be a great service to include in order to
get a listing.
I also traded 2 months on my
Talking House messages for a company to re-seal my driveway. I might do
that again, for a customer.
And I have others who want to
do things for the inside of my home, so there’s really no limit to what
you can trade for. Even if you have paying sponsors already, add another
sponsor for a few months, in return for a great service you need
done."

Media Sponsors
Many users have Mortgage
Brokers and Title Companies as sponsors. Or an Appraiser or
Insurance Salesperson. Another great source of sponsors can be the
Media.
Ask a radio station or
newspaper to sponsor your Talking Houses. Here’s three reasons why
it works.
1) They can pay you in “free” ads. It costs them
virtually nothing to run a 30 second radio commercial, or a small ad for
you. But you can get hundreds or thousands of dollars worth of ads,
just for a brief blurb on your messages.
2) The media can be very competitive, and they are looking for a way
to get people thinking about them. Especially if it’s a promotion
that they can simply trade for. One radio station will feel the
pressure if all your Talking Houses are pushing another station!
3) This is a great “3rd party endorsement” for you. More
credibility.
And speaking
of other sponsors, consider remodelers, restaurants, exterminators,
painters, landscapers, furniture stores, moving companies or appliance
stores. People considering moving need many of these things.
