Don’t ignore vacant land or homes under construction…at least without some thought. Just because there’s no power at the site doesn’t automatically rule out using Talking House. Look around the area. Do you or the owner of the land know a neighbor? If so, they may be happy to let you put a Transmitter in their garage. You still put the Talking House sign on the raw land — people don’t know where the radio signal comes from! Get ideas for your message from the homeowner. Ask the seller for input on what to include in your Talking House message. What do they think is most special about their home? What first sold them on it? Listen to their input and tell them you’ll work it into your message. You can even involve the homeowners in recording your message. Start by introducing yourself and then let them take over. For example: “Hi! This is John Smith with Smith Real Estate. I’d like to introduce you to the owners of this lovely home, and let them tell you what makes it so special. They’re sad to be moving, but they know you’ll love living here as much as they have. Here’s Mr. and Mrs. Owner…” You’ll want to script it for them, even if only roughly, so they cover all the appropriate details. It sounds more believable coming from people who have lived there, and most sellers love doing it. Wrap it up with a request that listeners call you for more information, or to list their home. |
