The Most Asked Questions...
| Q: Is Talking House right for all real estate
agents? A: No, I'm afraid many agents don't want to stand out from the crowd, or offer sellers something extra. Unless you're serious about getting lots of listings, and making a lot of money, we can't help you all that much.
Q: Where does the Transmitter go? A: The transmitter sits inside the home. Safe and completely silent. It won't
bother your sellers. The Talking House yard sign tells people to "tune
in".
Q: Is it anything like those hotlines? A: No. We hear from new Talking House agents all the time who have switched to Talking House from those "hotlines". And the reason is, they find that they get a lot more phone calls -- a lot more buyer and seller leads -- using Talking House. You'll never get a call from a seller asking you to list their home using a "hotline" like you'll get all the time with Talking House. Talking House is a much stronger listing tool in listing presentations than those "hotlines" . And, research shows that home shoppers do not like using those "hotlines". It's a hassle. And the home shoppers know the agent can capture their phone number. At the same time, home shoppers love Talking House. It's so easy. It's right on the radio. And, they get to listen to it right in front of the listing. They don't have to go home to call. Or, use up cell phone minutes. Plus, "hotlines" are a system that you have to keep paying into. With Talking House, you buy it, you own it. There are never additional fees. Q: Do I need listings first, before I can try Talking House? A: No. One agent went from 0 to 9 listings on less than 3 months just by
offering Talking House to prospects. A 2-agent firm got 22 listings the first 22
days they offered Talking House. You talk with prospects every day. If you
tell everyone about your extra service - that you'll be at their home 24 hours a
day until it sells - you'll get listings. You don't need to wait.
Q: Will people still call if I give them information over the car radio? A: More will call you. Remember, you control what they hear. You don't have to give them "too much" information - only what you think is important. Many prospects drive by your listings every day, wondering what they are like. But they're not motivated to call. To them, it's just a "house for sale." A Talking House message will bring a home to life and make buyers want to call for a tour. And, they'll call you rather than some name out of the phone book. They've heard you, and know you're the expert on that home. You'll double side more sales.
Q: Are they easy to use? A: Yes. You plug one in a wall outlet, talk into it, and then take it out to the listing and plug it in. Put up a Talking House yard sign next to your sign, and it's a Talking House. Agents call every day and comment: "It's just so easy to use."
Q: Do I need a license? A: No. They're FCC approved - you just plug them in and enjoy.
Q: Why do you transmit on AM radio? A: Two big reasons. First, almost every car has an AM radio. Your message reaches everyone. Second, the FCC is much too restrictive on FM. We can legally go 300-3,000 ft on AM. On FM, the FCC only lets you go about 60 ft. (Some companies have made FM Transmitters that go farther than 60 ft., but they always get fined and shut down.) 60 ft. is just not enough for many applications. Also, AM is where most people turn for Talk Radio, so Talking House fits right in. Remember, you are giving helpful information, not broadcasting a music concert. AM is great for that.
Q: Must I use 1610 AM? A: No. You can set the transmitter to any frequency. Just
like tuning your car radio. 1610 is the most popular because it is
"open" almost everywhere. It's never given out to a commercial
station. There are also other open frequencies in your area you can use.
Q: Can have two Talking Houses side-by-side? A: Yes. You set the transmitters on two different
frequencies. The signs come with number stickers so you can change them. (The
transmitters go a good 200-300 feet and then slowly fade away so Talking Houses several
blocks apart usually won't interfere with each other when set to the same
frequency.)
Q: Is there a step-by-step "program" I can follow to do this right? A: Yes. We give you sample message scripts, listing presentation scripts and ad copy. And the Marketing Handbook has dozens of easy, proven ways to quickly get listings, and double-sided sales. You also get a wonderful video tape to play during presentations, and to send out to FSBOs & Expireds -- you have a chance to "stop by and chat" when you pick them up. Plus you'll get the Talking House Newsletter, so you get tips from agents all around the country every month.
Q: Will everyone jump on my bandwagon once I start? A: No. Most of your competition is just putting in their time waiting for things to happen. And, since the first listing you get because of Talking House pays for dozens of transmitters, you're way ahead right from the beginning. If 10 years from now everyone offers Talking House, you'll need them then anyway. By getting them today, you'll have a big advantage for many years. That could mean hundreds of extra commissions for you over the next 10 years.
Q: What kind of Return-on-Investment should I expect? A: Since the very first listing you get will probably pay for ALL your Transmitters, your return may eventually be hundreds of times your investment. You'll certainly be well ahead before your 3 month trial is over.
Q: Why don't I see more of these yet? A: Most agents aren't interested in doing anything new. Still, Talking House has gone from just a handful to over 100,000 in about 5 years. Nothing big happens overnight. Remember how long your office went without a fax machine? Now you probably use it every day. Eventually, all top-producers will use Talking House.
Q: Are they ever stolen? A: Remember, they are inside the home, so they're quite safe.
And our new Extended Warranty Package includes 5 years of theft protection
for your peace of mind. It costs just $25!
Q: Do the transmitters use a tape to hold my message? A: No. Your voice is stored on a computer chip. They shouldn't wear out,
and the sound is always crisp. Your message, up to 5 minutes long,
repeats over and over.
Q: How do they sound? A: Just like you. The chips that store your voice are very
"crisp".
Q: Will Talking House really get me listings? A: Yes! If you were selling your home, wouldn't you want this extra service to showcase your home? Sellers love getting something more.
Q: What if I can only use a single sign? A: No problem. We have sign "riders" that still get people tuning in. The separate yard sign is very effective, but riders will work when needed. (Click here to see the signs and rider.)
Q: Will my company / MLS let me do it? A: Yes. We've sent out 75,000 transmitters on approval, and have never heard of a firm that wouldn't let agents market themselves and their listings. You'll be able to use Talking House. We Guarantee it.
Q: Can I call you with questions? A: Please do. We act as a kind of "clearing house" for ideas, with thousands of agents sharing ideas through us. So call any time to talk about your plans and ideas. Or fax us scripts for our input. It's toll-free.
Q: When should I try this? A: As soon as you want your real estate business to improve. They help you all year round. Big cities and small towns. Whether you have no listings or 20.
Q: How many should I start with? A: You'll probably want a Transmitter for each listing you have now, so you can see the impact of having your listings promoting you and themselves. You'll also want 2-5 extra, so you start to get somewhere. Talking House can get you listings if you use it that way. But that means offering it enthusiastically to every prospect. Don't make people ask you for it -- the public isn't that knowledgeable yet. Make it clear to everyone that YOU do something special. They'd be crazy to do without it.
